I'm looking into buying about 21 acres of land near me to move onto. It's about 1 mile off the main road.  I haven't had a chance to really look at it cause I was driving our Cavalier and there was a pretty steep and rutted part of the road that I new the Cavy could take. And it also started raining(Cavy+mud+MAJORLY STUCK)      I'll probably go look at it this weekend and take the Tracker.



But anyways!



If we move there I was thinking that I could make a small off-road park and maybe make some $$ on the weekends. To help pay for the land. Do you guys thing that 15-20 acres is enough? Or should I just use it for my own fun and ANYONE that wants to visit? HINT HINT

Any advise is apriciated and any info on what kind of obsticles you's like too.

Lots of things to consider:

- County/local permit approval for such activity/business
- liability insurance
- terrain to keep customers coming
- too large/small for the terrain to keep customers coming
- what type of customers (trucks, atv's)
- operating days/hours

20 acres sounds like a pretty small area for just a person or two to wheel on... a small park strikes me as 100-200 or more acres...

A guy in my club has 18 acres that we wheel on.  It has some hills to it, a mud pit and trails through woods.  It is a blast for a few hours.  Beyond a few hours and you've done it all.  I don't think it would be worth it to you to make it a business, but it would be fun for you and friends.

Well if we get it I get a place to play if I ever get anything for the Tracker  
Probably just go with bigger tires and rims for now.
Or maybe just get a pre built Track/kick or sammi to play in.

Well I still got to get my wife to think about moving. Shes very unsure of moving to a place with no city water. WOMEN Geesh

I was thinking of trying to get like $30K and using the differance to get all the utilities hooked up and the main road fixed so my wife could drive on it in the Cavy. And using any extra to buy a riding mower(gonna deffanatly need one) and maybe payoff some credit cards.

that sounds like a very good investment..just fixing the road and getting the utilitys hooked up will bump up the value of the land

See what the rate of the primative land is going for in that county area. Primative land is defined as non-agriculture, non-buildable. Most hunting clubs purchase this type of land for their hunting. The park lost out on 180 acres of rugged land to a hunting club from Colorado.
Make sure there is no leins on the land, that utilities can be plumbed, then weigh your options. You don't have to move to own the land. It may take some financial review, no beers or dinner out for a while, etc. but it can be done.
To add, the interest rate will be different (not being a prime residence) so check on that also.

If I could buy land like that for that price within 200 miles of Chicago I would jump at it in a minute.  Go for it!!

I thought of that   and if the rate is close to normal residential rates we wouldn't have to move right away. we could wait till we got it fixed up then move.

I figured that $30k with no down payment and a 6% intrest was about $175.  
We were paying $125+$75 lot rent a month for our mobile home untill just a couple months ago when we payed it off, now it's just lot rent. So its not too big of a payment differance.
